Talay is Aldar's first residential community at Marsa Al Saadiyat on Saadiyat Island, Abu Dhabi. The project comprises 351 standalone villas in four, five and six-bedroom layouts, released for sale on 23 September 2026.
Homes are arranged around a landscaped green spine with falaj-inspired water channels, an outdoor majlis pavilion, a garden with kitchen facilities and maritime-themed children’s play areas. Residents have beach access, along with a gym, pool, wellness facilities and waterfront dining. The architecture carries bespoke louvre detailing developed with Emirati artist Abdalla Almulla, and a commissioned fountain sits within the community.
Marsa Al Saadiyat spans approximately 6.4 million sqm with 8 km of coastline and is planned for more than 58,000 residents. Three schools sit within the masterplan, with Cranleigh Abu Dhabi and NYU Abu Dhabi nearby, and an underground Etihad Rail station forms part of the development.
Prices start from AED 13.5 million on a 50/50 payment plan with 5% on booking. Handover is scheduled for Q4 2029.
